CANADA LANDS COMPANY — Arbo at Downsview will be a transit-oriented community that will provide a mix of housing. It will include an existing, natural heritage woodlot and a new ecological park.

TORONTO — The Canada Lands Company has received draft plan of subdivision approval for phase one of the Arbo development at Downsview.

The greenlight implements the layout and property boundaries of the Arbo District Plan, which Canada Lands has been working on since 2019, states a release.

The approval was needed to divide what has historically been a single large piece of property into parcels for development and public amenities.

“With this approval in place, Canada Lands Company will be one step closer to receiving all necessary municipal approvals to be able to sell or lease the development lands to builders who can bring this project to life,” the release reads.

Arbo at Downsview will be a transit-oriented community that will provide a mix of housing. It will include an existing, natural heritage woodlot and a new ecological park.

Phase one of the development is a multi-block, 1,400-unit mixed-use community at Sheppard Avenue West and Keele Street with a minimum of 20 per cent affordable housing units included. Almost nine hectares of land is being provided by Canada Lands to the City of Toronto for the woodlot and new city parks, the release adds.

There will be a mix of residential and non-residential uses such as commercial, retail and seniors’ amenities. A new east-west street will serve the phase one blocks, which will run between Keele Street and Sheppard Avenue West.
