COURTESY WESBILD — Developers Wesbild and KingSett Capital have announced the completion of phase one of Marine Landing. The first of two, six-storey buildings is now complete, and 102 businesses will be taking possession starting this month.

VANCOUVER — Developers Wesbild and KingSett Capital have announced the completion of phase one of Marine Landing, which is being coined as Canada’s largest twin stacked industrial strata at Marine Drive and Manitoba in South Vancouver.

The first of two, six-storey buildings is now complete, and 102 businesses will be taking possession starting this month, a release reads.

Ninety-five per cent of industrial units in the first building have been sold. A resurgence of interest is also expected with the I-2 introduced earlier this year.

The new zoning has “already had a big impact,” says Wesbild senior VP Lilian Arishenkoff in a statement, allowing for more diverse office uses in industrial-office projects, including medical, dental, legal, accounting, real estate, chiropractic, among others.

“We have a wide variety of different users, and this is the next evolution of industrial strata in an urban setting, with amenities, shared lounge space, end-of-trip facilities, a gym and many other places where buyers can connect with each other. We’ve reimagined how industrial can work in the city, and many other developers will move to this model now,” said Arishenkoff.

The buildings, at 8188 and 8250 Manitoba St., will add a total of 242 light industrial and office strata units, ranging from 600 to 34,000 square feet, with the lower four levels of each building hosting light industrial and the top two levels built for office use. The zoning change applies to 120,000 square feet of office space for the project, the release continues. Office space prices start at $589,900 and industrial space prices start at $519,000.

Both buildings are 170,000 square feet with floorplans from 616 to 34,000 square feet. Industrial units can capitalize on large freight elevators, eight-foot-wide walkways, roll-up garage doors and a full level of underground parking.

Amenities for those using office space include a rooftop deck, barbecue area, grass landscaping, a dog park and recreation and social space.
